Summer in the Triangle is beautiful — and hard on your house. The heat, the humidity, and those afternoon thunderstorms that roll through Apex and Cary out of nowhere all take a toll. The good news: a handful of small jobs now will save you from bigger, more expensive repairs later. Here’s the checklist I’d walk through on my own home, in plain order of what matters most.

The short version

If you only do four things this summer, do these: clean your gutters, re-caulk around tubs and windows, check your deck for loose or rotting boards, and seal the gaps around your doors and windows so your AC isn’t cooling the whole neighborhood. Everything else below is a bonus — and most of it can be handled in a single visit.

Outside the house

The exterior takes the brunt of a Carolina summer, so start here.

Clean the gutters and check downspouts. This is the big one. Clogged gutters send storm water down your foundation and behind your siding. Make sure downspouts carry water well away from the house.
Consider gutter guards. If you’re tired of cleaning gutters twice a year, guards cut that down dramatically — a good one-time upgrade.
Power wash the house, driveway, and walkways. Our humidity grows mildew and green algae fast, especially on north-facing siding and shaded concrete. A wash instantly makes the whole place look cared for.
Inspect and reseal the deck. Summer sun and humidity are brutal on decks. Look for loose or springy boards, popped nails, and wobbly railings. If the wood soaks up water instead of beading it, it’s time to re-stain or reseal.
Check exterior caulk and weather stripping. Gaps around windows and doors let your cool air leak out and your power bill climb. Fresh caulk and weather stripping pay for themselves.
Look over the siding. Catch cracked, loose, or damaged pieces now — before a late-summer storm turns a small repair into a big one.
Test outdoor faucets for drips or leaks, and give the mailbox and house numbers a refresh while you’re at it.

Inside the house

Humidity doesn’t stop at the front door — a few indoor tasks keep summer moisture from causing problems.

Run and check your bathroom exhaust fans. In a humid NC summer, a weak or broken fan means moisture, mildew, and eventually mold. If it’s noisy or barely moving air, replace it.
Re-caulk tubs, showers, and sinks. Cracked or peeling caulk lets water seep where it shouldn’t — an easy fix that prevents hidden damage.
Set ceiling fans to spin counter-clockwise. That pushes cool air down and makes rooms feel several degrees cooler, so you can ease off the AC. While you’re at it, tighten any fan that wobbles.
Seal interior gaps and touch up trim. Small drafts around baseboards and trim add up; sealing them helps your AC and freshens the look.
Test smoke and CO detectors and swap the batteries — a two-minute job that’s easy to forget.
